Aviva Capital Partners

Aviva Capital Partners invests Aviva’s capital to open up new opportunities for UK growth, helping develop thriving, sustainable communities while generating long-term returns for its customers.

Working with its development partner Socius, Aviva is investing in the whole of the London Cancer District. That means not just buildings but the ecosystem that makes a district work: the partnerships, the programmes that connect companies with researchers and clinicians, and the spaces where people meet.

In 2026, that vision secured planning permission for around one million square feet of space for science, business and the community. It builds on the success of Innovation Gateway, which is thriving and home to companies that are already collaborating with The Institute of Cancer Research and The Royal Marsden.

The Institute of Cancer Research, London (ICR)

The Institute of Cancer Research is one of the world’s most influential cancer research institutes, with an outstanding record of achievement dating back more than 100 years. Its vision is to transform the lives of cancer patients through world-class research and education. The ICR is world-leading in identifying cancer genes, discovering cancer drugs and developing precision radiotherapy.  Working closely with The Royal Marsden, the ICR is a founding partner of the London Cancer District.

The Royal Marsden NHS Foundation Trust

Since 1851, The Royal Marsden has led the way in cancer research, education and treatment. It is a world leader in cancer care, pioneering treatment and ground-breaking research, and is renowned globally for its leading-edge research and leadership in advancing cancer treatments and technologies. With dedicated units for all cancer types, The Royal Marsden provides care during diagnosis, treatment and beyond, including specialist facilities for children and young people. Its two hospitals are in Chelsea and in Sutton, where it sits at the heart of the London Cancer District.

Socius

Socius is an urban developer of mixed-use places. It anticipates the social and economic trends that affect how we live, work and travel, and uses them as the catalyst to create and reshape places. As a B-Corp, Socius focused on delivering positive impact: local, social and environmental impact for communities, customers, investors and future generations. Socius takes a long-term approach, curating, managing and stewarding places for many years after completion. As Aviva’s development partner at the London Cancer District, it’s helping to extend the London Cancer District as a place where science, business and the community can thrive.
